5 Tips For Finding Great Farmland For Sale

Purchasing farmland can be exciting and challenging at the same time. After carefully considering your budget, some things need to be considered to ensure that the land will meet its purpose.

The farmland market is vast and complex, so expert knowledge and local expertise are needed to make a wise and well-informed decision prior to buying.

1. Consider your purpose

Before even considering the farmlands in the Illinois market, think about the reason why you will need this farmland. 

Are you going to use the land for residential or purely agricultural purposes? Are you planning to raise livestock on this farmland? Do you have a plan on commercializing the land?

2. Determine the size and amenities

Structures are vital in running farmland. This is where you will store your machinery, farming equipment, and vehicles. You will also need to put up structures for your livestock shelter and your home. These structures involve fences, houses, barns, and sheds.

Fences need different requirements depending on the type you want to put up. You also need to consider all the parts of the farm that will require fences. In addition, it is wise to properly allocate a budget on putting up the fences and consider if it will be done professionally or DIY.

A house needs leveled land that is easy to access and near an entry and exit point. It is also best to have closer access to utility connections so it wouldn’t require huge repair and extra expenses.

If the property you are looking into already has a barn put up, pay close attention to the condition. Make sure they are in a usable condition; otherwise, you may need to spend more on the repair. 

4. Farmable land area

While many farmlands in the market have a vast land area, not all of their space is farmable. Many farmlands have streams, valleys, and woods that aren’t usable for farming. Make a checklist of what you will be growing and raising, and make sure that the land you will get has enough space for all the items on your list. 

5. Access to services

Moving to a rural area means lesser access to community services and retail services. Many larger farms are even more remote, so you will need to carefully consider your travel distance to buy groceries or get regular resources. Make sure you plan for an alternative if you are getting a location way too far from the mentioned services. You can get bigger storage for supplies that can last two weeks or more and possibly a bigger fridge for the frozen goods.
